Oh god yes its ok! Anytime you need help I have no problem with helping...I'm also learning myself. I try to learn something new every single day! The key to all of this or any type of wealth building adventure is to continue your education! Never stop at it no matter what! Discover yourself by setting goals and knocking them down one by one! Hell I need to be motivated every single day...I take pride in what I do, but more importantly for me is that I share the knowlege and see other people succeed and grow! So be HUNGRY dont be afraid to THINK BIG as Donald Trump says...you'll go through periods of self doubt which is ok, just understand that its part of the process! ANY THING YOU NEED JUST HIT ME!

Marketing....Craigslist, bandit signs, News Papers, Agents remember there is always more money then deals! Thats always been the case just remember once you perfect your marketing you'll get more deals...Dont focus on finding the deals try to have them come to you....trust the material and you'll find success....Also I have a buyer down in NYC, he lives in LI really cool dude I'd be more then happy to introduce him to you once you get some deals under your belt.

9 times out of 10 you'll find an investor who would be looking for deals but more importantly be able to[..]ist you with mentoring you as well. I found my mentor through promoting a property and I've made thousands with this man since! Its about spreading the infomration with each other. They usually see themselves within up and coming investors because they understand that you have to start somewhere. SO If you cant find a club in your area...make one by putting yourself out there. Promote you first and I will bet my left nut your success will change!

I see one guy posting like crazy in your area...his name is Raphael or Rafi, he seems to be a pretty active wholesaler. He would be a great person to have access to when you come across any deals...He's also someone that could possibly help you find leads and point you to the hot markets down in NYC. I wish I could direct you to a specific place, but unfortunately I'm 500 miles up north. I do have investors who are active down there...however the markets change so often I wouldnt be able to direct you to the exact place to really hit. My suggestion would be to stay right within the area you live in...learn that area regardless of how dry it is...focus on your contacts and networking and also focus on marketing...dont worry about finding the deals they will come eventually

I do, I never allow a seller to write up my purchase offers!

Another way to get the contract[..]igned is adding "and/or[..]igns" after your name on the contract and if accepted like that makes the contract[..]ignable.

[pic] agreed, its the same here though...the deposit sits in escrow with the attorney until close. as soon as the ink dry's our buyers are either placing a bid or have already signed the[..]ignment contract. Same thing here I never give earnest money though, screw that I'm doing you a favor my buyers usually drop the 500 to lock the deal up. The seller never knows who the property[..]igns to.
